Broward commercial work runs on a trading date and a humid, salty environment at the same time. Retail and hospitality interiors near the beach take salt through open doors all day, which is hardest on hardware and on anything at low level. Everything is specified for commercial wear first and the environment second, shop-fabricated, and installed inside whatever window the site actually has — including overnight.
Coral Springs is planned to an unusual degree, and the housing repeats — which means the same handful of original kitchen layouts appear across whole neighbourhoods. We have seen most of them, and the good moves are usually the same ones: take out the pass-through, take the cabinetry up, and make the island do real work.
These are family houses in daily use, so the specification leans practical: soft-close everywhere, drawers rather than doors in the base run, and surfaces that survive children rather than photograph well once.
Nearly every neighbourhood has an HOA. Interior work is generally unaffected; anything visible from the street or a shared space is worth confirming first.
The local detail changes from job to job. This part does not.
Commercial joinery gets touched by hundreds of people a week and cleaned every night, so it is specified for wear first. We build reception desks, retail fixtures, office and hospitality joinery to commercial-grade finishes with edges detailed to survive trolleys, bags and chairs — and we work to a programme, because a fit-out has a trading date.
