In the Palm Beaches the bathroom is often the most finished room in a house that is used seasonally, and it has to look like furniture while surviving a wet-room duty cycle. That is a materials decision: a stable core and a sealed edge underneath, a furniture-grade finish on top. In older and historic properties the plumbing is fixed where it is, so the vanity is drawn around the waste rather than the other way round.
Planned communities have architectural guidelines. Exterior-visible work goes through review, and that is a scheduling question rather than an obstacle.
A lot of Jupiter's housing is boating housing — properties with docks, direct river or Intracoastal access, and outdoor living that gets used year round. Outdoor kitchens here are a primary room, not an accessory.
The 1990s and 2000s stock tends to have generous volume and weak storage: two-storey entries, big family rooms, and kitchens with an island that does nothing. Reworking that is mostly a planning exercise before it is a cabinetry one.

A vanity is the piece of cabinetry that takes the most abuse in a house — standing water, steam, heat from styling tools and daily opening — in the smallest space. It has to be built for that and still look like furniture, which is a materials decision as much as a design one.
Moisture-stable cores, sealed edges and a finish specified for steam rather than for a dry room.
Floating the vanity keeps the floor continuous and makes a small bathroom read larger, and it puts the plumbing where it can be reached.
Drawers are notched around the trap so the space under the basin is usable rather than nominally there.
