Much of the work happens in an empty house over the summer, which is an advantage as long as the design is finished and approved before the owners leave. The Gulf coast is also as humid and as salty as the Atlantic side, with flood-zone construction rules on the water that affect how a ground floor is built and finished. Kitchens here are specified to sit closed through a hot, wet summer without complaint.
Marco is an island, which is a logistics fact before it is anything else. Everything crosses one bridge, deliveries are planned as single consolidated runs, and a missing part is a day rather than an hour.
Salt exposure is total. Interior hardware near open sliders corrodes if it is specified as though the house were inland, so stainless grades and finishes are chosen for the environment rather than for the price.
Much of the stock is seasonal and sits closed in the humidity. Ventilated joinery and a sensible finish schedule matter more here than almost anywhere.
