This is a seasonal market with a hard calendar. Work happens off-season, and the deadline is not a date on a schedule — it is Memorial Day. Everything is planned backwards from that.
The houses are coastal and frequently closed for months. Salt air, damp and long unheated periods all argue for moisture-stable cores, ventilated joinery and hardware chosen for the environment.
The villages have historic districts and active review boards. Anything affecting an exterior needs approval before fabrication, and out here that timeline is genuinely long.
