The vanity has to be drawn around a waste and supplies that are already where they are, in a room that is rarely square, in a building that limits what can be altered. Wall-hung construction helps on both counts — it keeps the floor continuous in a tight room and leaves the plumbing reachable — and every unit is templated on site rather than ordered to a nominal size.

The co-ops run alteration agreements as strictly as Manhattan does, including insurance, working hours and elevator scheduling.

Queens has the widest range of housing of any borough, and the brief changes completely between a Forest Hills Tudor and a Long Island City tower. The first conversation is about which of those two problems we are solving.

The single-family stock is older and characterful — arched openings, plaster, original trim — and the cabinetry is usually detailed to sit alongside it rather than to replace the character.

Moisture-stable cores, sealed edges and a finish specified for steam rather than for a dry room.

Wall-hung where it helps

Floating the vanity keeps the floor continuous and makes a small bathroom read larger, and it puts the plumbing where it can be reached.

The housing here is Tudor and colonial single-family houses, a large stock of pre-war and post-war co-ops, and new towers in Long Island City, and the cabinetry is specified for it rather than to a national standard.
