In New York, built-ins are how an apartment gets storage it does not otherwise have. A wall of joinery in a pre-war living room replaces a room's worth of furniture and gives back the floor, and in a rowhouse the alcoves either side of a chimney breast are usually the only place a library can go. All of it is set out to walls that are not straight, and detailed to sit with mouldings that are a century old.

Everything has to fit a passenger or service lift and turn in a pre-war corridor. Cabinets are sized to be carried, and anything that will not fit is engineered to assemble on site.

Pre-war apartments are out of square, out of plumb and rarely level. Every run is templated on site, scribes are drawn in from the start, and nothing is fabricated off a plan alone.

Co-op and condo boards run the job. Alteration agreements, insurance certificates, approved contractors, permitted work hours, elevator bookings and a building engineer signing off — all of it precedes the first delivery, and none of it is negotiable. We build the schedule around the building's rules.
