A New York fit-out is a logistics exercise with joinery attached. Loading windows, freight lifts, overnight working hours, building insurance requirements and a landlord's rules all shape what can be built and when it can be installed. We shop-fabricate as much as possible and deliver in pieces that fit the lift, because the alternative is discovering on site that the counter does not go round the corner.
The brownstone is the defining problem and the defining opportunity. Long narrow floors, a kitchen usually at garden level, original mouldings worth keeping, and stairs that decide what can physically get in. Cabinetry is built to be carried up a rowhouse stair.
Landmarked districts control the exterior and, in some cases, more than that. Interiors are generally unrestricted, but it is worth establishing which district a house sits in before anything touching a window or a facade is drawn.
These houses move. Floors slope, walls bow, and a 12-foot run can lose an inch end to end. Scribes and site templating are standard, not contingency.
