Southwest Florida commercial work is seasonal in a way most markets are not: the fit-out window is the quiet summer and the deadline is the start of season. Everything is planned backwards from that. The environment is the same salt and humidity as the rest of the coast, so finishes, edges and hardware are specified for it rather than for an inland interior.
Bonita's communities are almost all planned, with architectural guidelines covering anything visible outside. Outdoor kitchens and pergolas go through review, and that step is built into the programme rather than discovered late.
